How To Make the best investment Real Estate

Today we are going to not talk about the theory of making of the best investments in real estate and instead we are going to talk about a practical example.  In fact, today I'm going to talk about my last investment and what the numbers look like.  In a previous article I talked about the basic investment tips that are essential for running real estate in a high yield investment and was one of these tips to get a budget and planning together and stick with it.  The reason why I'm that special tip today is because after this tip is what ultimately to give me this investment and helped me another feature which would prevent is a huge headache.

 I knew that real estate is one of the best investments of 2009 and I was really pushing hard to buy a multi-family home to rent out during that time.  I was so hard that I started my own advice does not have to follow and got tunnel vision on a property that I was dead set on to push.  I stopped watching the numbers are looked at how "cool" would be to own this property because of the design and location, nor his big reasons to own a property to buy.  I could of the property for about $ 120,000 and got about $ 25,000 repairs.  It was a beautiful 3 unit that would hire, but the monthly expenses in the field were almost $ 3,000 because of the cost of heating, insurance, etc..  In the end my broker spoke to me and I got open my eyes on how this was one of the best investment opportunities not to me.  That brings a great point.  Surround yourself with people who invest, even though it's only your real estate agent.It is always harder to missing something if you have two or more people to look after of this deal was back to looking.  

 It took another 6 months before we found another feature which I thought was worth it.  2009 was long gone, but really good, specifically in this case, some of the best investments for 2010.  The new feature that I found had was a 2-unit for half the price of the property mentioned above, I would like to say that again, half the price.It also requires very little work, I am currently around $ 5,000 in total in repairs.The House is in a great shape and even has a garage and locked in the backyard of the tenants, two things that the previous investment I looked. the property is currently rented for a total of $ 1200 between the two units. If you have some rough calculation will affect the mortgage payment on $ 70,000 are you look about $ 400-$ 450 dollars.  

 $ 1200-$ 450 mortgage payment = $ 750 positive cash flow  

That is $ 750 per month in positive cash flow, more than $ 8,000 profit after one year.If you already have that money to the mortgage and assume no earnings per month.You can use your typical 30 year mortgage would turn into a 5 year mortgage save more than $ 55,000.You're starting to see how real estate is the best investment?

Of course this is a very simplified look at the process and the costs and at the end of the day it is not quite so great, but what would have been. Let's just say that I'm going to conservative and it takes me 10 years pay 30 year mortgage. in 10 years in this area that only I will pay it for free and paid, and then clear rental rates will increase, so I'll probably be in about $ 1600-$ 1800 per month simple. the trick that I mention still a secret was mentioned in the first subparagraph. take your time and a budget, then sticking to it. that is the secret of making the best real estate investment.
